中原地產新界東御龍山分行高級分行經理姚枝榮表示，近日整體二手交投活躍，沙田銀禧花園最新錄1座中層C室，單位實用面積498平方呎，建築面積623平方呎，2房間隔，開價約$550萬，議價後以$526.8萬沽出，實用面積平均呎價約$10,578。

中原姚枝榮指，新買家為上車客，見單位價錢合理，，即把握機會購入單位自住。據了解，原業主於1986年以$36萬購入物業，持貨38年，現沽貨賬面獲利$490.8萬離場，單位期內升值13.6倍。
