沙田金獅花園2房議價後以$320萬獲承接期內貶值30.9%

中原地產-黎宗文董事表示近期入市信心逐步提升，細價樓交投明顯上揚，沙田及大圍區本月暫錄約9宗二手成交，金獅花園佔約1宗成交，最新錄1期B座中層06室，單位實用面積285平方呎，建築面積492平方呎，2房間隔，叫價約$350萬，日前議價後以$320萬獲承接，實用面積平均呎價$11,228。

據了解，新買家為上車客，見單位價錢吸引，亦有受惠最新印花稅措施，即承接單位自用。據了解，原業主於2018年以約$463萬購入單位，持貨約7年，是次易手賬面蝕讓約$143萬離場，單位期內貶值30.9%。
