中原地產 - 黎宗文董事表示，近期買家入市態度略為審慎，沙田及大圍區本月暫錄約23宗二手成交，較上月同期跌約三成，沙田花園城本月暫錄約1宗成交，屋苑最新錄3期B座高層F室，單位建築面積413平方呎，實用面積268平方呎，2房間隔，叫價約$340萬，日前議價後以$320萬獲承接，實用面積平均呎價$11940。

據了解，新買家為用家，見屋苑少有放盤，單位間隔合用，價錢合理，即承接單位自用。據了解，原業主於2011年以$175萬購入單位，持貨約13年，是次易手賬面獲利約$145萬離場，單位期內升值約82.9%。
