中原地產沙田市中心分行區域營業董事黎宗文表示，整體交投氣氛正面，沙田花園城剛錄本月首宗成交，屋苑最新錄１期(雅麗苑)3座中層G室，單位實用面積312平方呎，建築面積486平方呎，2房間隔，去年叫價約$450萬，今年６月減至$370萬，日前議價後以$323萬獲承接，實用面積平均呎價$10,353。

據了解，新買家為上車客，見屋苑少有放盤，單位間隔合用，價錢吸引，即承接單位自用。據了解，原業主於1997年以$157萬購入單位，持貨27年，是次易手賬面獲利約$166萬離場。單位期內升值約105%。
