沙田花園城累減約$57萬至以$303萬易手

中原地產沙田第一城分區營業經理侯惠良表示，近期入市氣氛正面，沙田花園城本月暫錄3宗成交，屋苑最新錄2期2座中層G室，單位實用面積269平方呎，建築面積421平方呎，2房間隔，開價約$360萬，日前議價後以$303萬易手，實用面積平均呎價$11,264，累減約$57萬。

據了解，新買家為上車客，見單位價錢合理，間隔合用，即購入單位自用。原業主於2014年以$330萬購入單位，持貨約10年，是次沽出單位賬面蝕讓約$27萬離場，單位貶值約8.2%。
