中原地產新界東豪宅富豪山峯組分行經理許秋偉表示，租賃市場開始活躍，沙田第一城最新錄38座中層C室，單位建築面積410平方呎，實用面積304平方呎，2房間隔，開價約$14,000，議價後以$13,300租出，實用平均呎租$43.8。

中原許秋偉指，新租客為區內家庭客，見屋苑交通方便，配套完善，即租入單位自住。據了解，原業主於1997年以約$215萬買入單位，是次租出單位可享約7.4厘租金回報。
