世紀21奇豐物業一城站分行高級分行經理李嘉文表示，最新錄得沙田第一城買賣成交，單位為38座中層H室，實用面積304平方呎，2房1廳間隔，座向東南望園景，原業主於3個月前放盤求售，叫價$405萬，最終微減$5萬獲承接，最終成交價為$400萬，實用面積呎租$13,158。

據了解，業主於2018年1月以$495萬購入上址，現以$400萬轉售，帳面損失$59萬，持貨7年間跌價13%。
