沙田第一城3座中層3房戶成交價$640萬

美聯物業沙田 - 星凱堤岸分行區域聯席董事黃錦瀚表示，沙田第一城本月迄今暫錄得約8宗買賣，該行剛促成一個451實呎戶成交，並獲2組客人爭奪筍盤，終以$640萬吸引價承接，2012年貨轉手仍然獲利約「3球」，升值近9成。

黃錦瀚表示，上述單位為沙田第一城3座中層F室，實用面積約451平方呎，建築面積約為544呎，為3房間格，由於樓價吸引，故獲2組準買家同時垂青，並爭入市，最終以$640萬成交，折合實用呎價約$14,191，建築呎價約為$11,765。

原業主於2012年1月以約$340萬購入單位，是次轉手帳面獲利約$300萬，升值約88%。
