世紀21奇豐-李嘉文經理表示，新近錄得沙田第一城成交，單位為39座低層F室，實用面積304平方呎，屬2房間隔，座向西南望內園景，單位放盤3個月，開價$430萬，累減$50萬，減幅11.6%，以$380萬成交，實用面積平均呎價$12,500。

據了解，原業主於2019年10月以$508萬購入上址，持貨逾5年至今沽售，賬面虧蝕$128萬離場，單位期內跌25%
