沙田第一城低層2房議價後以$398萬易手 單位貶值約10.6%

中原地產-伍錦基經理表示,新一份財案利好細價樓交投,沙田第一城2月暫錄19宗成交,已經超過上月全月錄7宗水平,平均實用呎價約$12,082水平,屋苑最新於財案公布後錄得39座低層E室,單位實用面積284平方呎,建築面積395平方呎,2房間隔,座向西南,望樓景,叫價約$408萬,議價後以$398萬易手,實用面積平均呎價$14,014。

據了解,新買家為上車客,見單位價錢低於$400萬,只需付$100從價印花稅,即把握機會入市單位自住,業主今天亦特意回港簽約促成交易。原業主則於2017年以$445萬購入單位,持貨8年,現轉手賬面蝕$47萬離場,單位貶值約10.6%。
