沙田第一城低層2房議價後以$398萬易手單位貶值約10.6%

中原地產-伍錦基經理表示，新一份財案利好細價樓交投，沙田第一城2月暫錄19宗成交，已經超過上月全月錄7宗水平，平均實用呎價約$12,082水平，屋苑最新於財案公布後錄得39座低層E室，單位實用面積284平方呎，建築面積395平方呎，2房間隔，座向西南，望樓景，叫價約$408萬，議價後以$398萬易手，實用面積平均呎價$14,014。

據了解，新買家為上車客，見單位價錢低於$400萬，只需付$100從價印花稅，即把握機會入市單位自住，業主今天亦特意回港簽約促成交易。原業主則於2017年以$445萬購入單位，持貨8年，現轉手賬面蝕$47萬離場，單位貶值約10.6%。
