沙田穗禾苑高層2房戶區內租客以$460萬承接

世紀21陽光物業區域經理陳世民表示，該行新近促成沙田穗禾苑成交，單位為豐年閣(C座) 高層2房08室，實用面積550平方呎。單位原開價$545萬，放盤9個月，期間受疫情及加息因素遲遲未能出售，業主調整叫價後減$85萬，獲區內租客以$460萬承接，減幅15.6%，實用面積呎價$8,364。

據了解，原業主於2010年8月以$238萬上址，持貨12年至今沽出，賬面獲利$222萬離場，單位期內升值93%。
