中原地產-黎宗文董事表示，日前促成沙田濱景花園3座低層F室，單位實用面積394平方呎，建築面積481平方呎，2房間隔，日前議價後以$478萬獲承接，實用面積平均呎價$12,132。

據了解，新買家為用家，見屋苑環境舒適，單位價錢合理，少有放盤，即承接單位自用。據了解，原業主於2020年以約$625萬購入單位，持貨約5年，是次易手賬面蝕$147萬離場，單位期內貶值23.5%。
