沙田欣廷軒2房議價後以$610萬獲承接

中原地產-侯惠良經理表示,日前促成沙田欣廷軒座高層E室,單位實用面積396平方呎,建築面積529平方呎,2房間隔,叫價約$690萬,3月時減至$638萬,日前議價後以$610萬獲承接,實用面積平均呎價$15,404。

據了解,新買家為上車客,見單位價錢吸引,間隔合用,即承接單位自用。據了解,原業主於2011年以約$372萬購入單位,持貨約14年,是次轉手賬面獲利約$238萬離場,期內升值約64%。
