中原地產沙田第一城分區營業經理侯惠良表示，成交單位為沙田新城市廣場3座中層B室，單位實用面積578平方呎，建築面積683平方呎，2房間隔，屬於遣產物業，去年7月開價約$950萬，議價後以$803.8萬易手，實用面積平均呎價$13,907，累減$146.2萬。

據了解，新買家為用家，見單位間隔合用，即購入單位自用。原業主於1991年以$121.6萬購入單位，持貨約33年，是次沽出單位賬面獲利約$682.2萬離場，單位升值約5.6倍。
