沙田愉翠苑中層3房戶議價後以$606萬成交

中原地產 - 黎宗文董事表示，近期整體交投暢旺，沙田居屋愉翠苑最新錄得C座中層04室的成交，新買家以$606萬承接單位，實用呎價約$9,323。

成交單位為愉翠苑C座中層04室，單位建築面積約824平方呎，實用面積650平方呎，屬3房間隔。黎宗文指，業主開價約$660萬，雙方經議價後以$606萬成交，實用呎價約$9,323。據悉，新買家為用家，見屋苑環境舒適，單位價錢合理，少有放盤，即決定承接單位自用。

資料顯示，原業主於2007年以約$176萬購入單位，持貨約18年，是次易手帳面獲利約$430萬，單位期內升值2.4倍。
