沙田愉田苑G座低層3房戶居二市場價$340萬易手

中原地產沙田第一城分行區域營業董事黎宗文表示，受利好消息帶動，近日入市氣氛開始有好轉，沙田大圍區本月暫錄約33宗二手成交，較上月同期錄約21宗增約57%，其中沙田愉田苑佔約2宗，屋苑最新錄G座低層06室，單位實用面積568平方呎，建築面積695平方呎，3房間隔，6月開價約$440萬，8月減至$380萬，日前議價後以居二市場價$340萬易手，實用面積呎價$5986，累減約$100萬。

據了解，新買家為上車客，見業主提供較大議價空間，怕政府公布利好樓市措施後樓價回升，即把握機會入市單位自住。原業主則於1982年以$21萬購入單位，持貨41年，現轉手賬面獲利約319萬元離場，單位升值15倍。
