沙田愉田苑G座低層3房戶 居二市場價$340萬易手

中原地產沙田第一城分行區域營業董事黎宗文表示,受利好消息帶動,近日入市氣氛開始有好轉,沙田大圍區本月暫錄約33宗二手成交,較上月同期錄約21宗增約57%,其中沙田愉田苑佔約2宗,屋苑最新錄G座低層06室,單位實用面積568平方呎,建築面積695平方呎,3房間隔,6月開價約$440萬,8月減至$380萬,日前議價後以居二市場價$340萬易手,實用面積呎價$5986,累減約$100萬。

據了解,新買家為上車客,見業主提供較大議價空間,怕政府公布利好樓市措施後樓價回升,即把握機會入市單位自住。原業主則於1982年以$21萬購入單位,持貨41年,現轉手賬面獲利約319萬元離場,單位升值15倍。
