世紀21奇豐物業愉翠苑分行經理楊麗娟表示，該行新近促成沙田愉田苑愉逸閣 (E座) 中層07室成交，單位實用面積434平方呎，屬2房2廳間隔。該單位放盤5個月，原叫價$485萬，經過15.5%的減幅，累減$75萬至$410萬(自由市場價) 成交，實用面積呎價$9,447。

據了解，原業主於2016年7月以$401萬(已補地價) 購入上址，持貨8年至今沽售，賬面獲利$9萬，單位期內升值2%。
