沙田帝堡城中層3房連套議價後以$888萬易手

中原地產沙田市中心分行區域營業董事黎宗文表示,減息對市場屬正面消息,交投氣氛逐漸升溫,沙田及大圍區暫錄近60宗二手成交,與上月同期相若,其中沙田帝堡城佔約3宗,屋苑最新錄6座中層G室,單位實用面積873平方呎,建築面積1,095平方呎,3房連套房及工人套房間隔,開價約$980萬,日前議價後以$888萬易手,實用面積平均呎價$10,172。

據了解,新買家為用家,見單位價錢合理,間隔合用,即把握機會入市單位自住。原業主則於2019年以$1,138萬購入單位,持貨約5年,現轉手賬面蝕讓約$250萬離場,單位期內貶值約22%。
