中原地產新界東豪宅御龍山第一分行副分區營業經理周家傑表示，近期整體交投氣氛正面，最新錄沙田好運中心本月第2宗成交，單位為椰林閣(B2座)中層F室，單位建築面積419平方呎，實用面積337平方呎，兩房間隔，開價約$440萬，議價後以$420萬沽出，實用平均呎價約$12,463。

中原周家傑指，新買家為區內家庭客，見屋苑交通方便，單位價錢合理，即決定入市單位自住。據了解，原業主則於1983年以$20.8萬一手買入單位，持貨41年，是次易手獲利約$399.2萬離場，單位期內升值約19.2倍。
