沙田大圍名城1期3座高層3房戶$1260萬成交

中原地產沙田市中心分行區域營業董事黎宗文表示，近日買家入市態度較為審慎，大圍及沙田區本月暫錄約77宗二手成交，較上月同期回落約2成，其中大圍名城佔12宗。屋苑最新錄得的成交為1期3座高層NC室，單位建築面積1103平方呎，實用面積842平方呎，採3房連套房間隔，原叫價約$1288萬，日前議價後以$1260萬獲承接，實用面積平均呎價約$14964。

據了解，新買家為換樓客，見屋苑交通方便，單位間隔合用，價錢吸引，即承接單位自用。原業主於2010年以$1022萬購入單位，持貨14年，是次易手賬面獲利約$238萬離場。單位期內升值約23.3%。
