沙田大圍名城1期3座高層3房戶$1260萬成交

中原地產沙田市中心分行區域營業董事黎宗文表示,近日買家入市態度較為審慎,大圍及沙田區本月暫錄約77宗二手成交,較上月同期回落約2成,其中大圍名城佔12宗。屋苑最新錄得的成交為1期3座高層NC室,單位建築面積1103平方呎,實用面積842平方呎,採3房連套房間隔,原叫價約$1288萬,日前議價後以$1260萬獲承接,實用面積平均呎價約$14964。

據了解,新買家為換樓客,見屋苑交通方便,單位間隔合用,價錢吸引,即承接單位自用。原業主於2010年以$1022萬購入單位,持貨14年,是次易手賬面獲利約$238萬離場。單位期內升值約23.3%。
