世紀21物業(杏花邨)助理區域董事鄭智鐘表示，最新錄得柴灣杏花邨上杏花8座低層02室，單位實用面積596平方呎，屬3房間隔，座向西南眺望園景為主。物業放盤長達一年多，初時叫價為$900萬，終以$725萬成交，期間大幅減價$175萬，實用面積平均呎價$12,164。

據了解，原業主於2020年3月才以$835萬購入上址，持貨僅4年，賬面損失$110萬，單位期內市值回落12%。
