杏花邨第24座低層3房戶 筍價$760萬易手 屬平手沽貨

美聯物業杏花邨助理營業董事李聖智表示,由於美國減息預期升溫,部分買家趁業主叫價偏軟,議價空間大,加快其入市步伐,該行剛促成杏花邨一個614實呎戶,外區換樓客鍾情屋苑環境及交通,並以筍價$760萬成交,而2016年貨帳面只輕微獲利,原業主近乎平手沽出單位。

李聖智稱,杏花邨本月至今暫錄得約4宗買賣成交,而剛成交的杏花邨為第24座低層8單位,實用面積約614呎,建築面積約739呎,為三房間隔,望內園景,由於屋苑樓價吸引,單位間隔四正實用,加上屋苑交通方便,故獲外區換樓客垂青,亦由於美國有望年內減息,加快其入市決定,並以約$760萬筍價承接,折合實用呎價約為$12,378,建築呎價$10,284。

原業主於2016年4月以約$755萬購入上述物業,是次轉手帳面輕微獲利約$5萬,故帳面屬平手沽貨。
