美聯物業新界西北豪宅 - 元朗公園南路分行高級分區營業經理徐君寶表示，放盤議價空間擴闊下，優質鐵路盤屢錄承接，該行最新促成朗屏8號499實呎戶$625萬易手，原業主2016年買入帳面獲利約$76萬。

徐君寶表示，成交單位為朗屏8號2座低層A室，實用面積499平方呎，屬優質鐵路盤。據悉，單位之前以$650萬放售，獲外區換樓客議價$25萬，以$625萬承接，實用呎價約$12,525。

資料顯示，原業主於2016年以$548.6萬買入單位，持貨7年，帳面獲利約$76.4萬，物業升值約14%。
