日出康城Malibu 3A座高層1房戶$550萬易手屬市價成交

美聯物業將軍澳天晉分行高級分區營業經理黃麗貞表示，樓市氣氛向好，區內筍盤不乏承接。該行新近促成一宗日出康城Malibu 369實呎戶的成交，單位獲區外客以$550萬承接。

黃麗貞指，上述成交單位為日出康城Malibu 3a座高層D室，實用面積約369平方呎，屬1房間隔，外望海景。賣家最初以$600萬放盤，放盤約2個月，近日獲區外客洽詢。據悉，買家心儀單位景觀開陽，間隔實用，睇樓2次即決定入市，議價$50萬後以$550萬承接單位自住，折合實用呎價約$14,905，屬市價成交。

參考成交資料，原業主於2018年3月以約$627.3萬購入上述物業，持貨約6年，是次轉手帳面虧蝕約$77.3萬，或約12.3%。
