日出康城峻瀅3房650萬沽,呎價穿9千,平過同區居屋!

二手樓價跌勢未喘定,日出康城多個屋苑呎價跌穿1萬元關口,距離港鐵站稍遠的峻瀅甚至跌穿9000元關口。

成交單位為峻瀅2期2座低層D室,實用面積741平方呎,剛以650萬元易手,呎價8771元,比同區二手居屋更平。原業主早於2015年以650.5萬元購入,持貨10年賬面僅升5,000元。若連購入單位的厘印費(約18萬元)及代理佣金計,業主持貨10年明賺暗蝕逾20萬元離場。

根據28Hse網站資料,現時峻瀅有56個放盤,實用呎價介乎8,862至11,222元。

據了解,將軍澳區現時不少二手屋屋呎價逾9,000元,例如樓齡較新的雍明苑,A座中層20室,實用面栍382平方呎,日前以350萬(未補地價)易手,呎價9,162元。樓齡較舊的浩明苑A高層14室,實用面積443平方呎,剛以408萬元易手,呎價9,209元。面積較大的富康花園2座高層G室,實用面積592平方呎,屬於3房間隔,剛以528萬元易手,呎價8,918元,呎價同樣比上述峻瀅單位高。
