新地「璽」字系市區鐵路盤都要蝕!海景1房 6年帳輸226萬

都話市區保值、鐵路盤保值、新地盤保值,但現時二手市場疲弱,都難免要蝕讓!

南昌站大型屋苑匯璽一伙高層海景一房戶,以723萬元沽出,較原業主6年前買入價949萬元,帳面勁蝕約24%離場。

代理表示,是次成交為南昌站匯璽II 5B座高層C室,實用面積362平方呎,屬一房間隔,可享海景。單位最初以800萬元叫價放盤,及後劈價77萬元或10%,至以723萬元沽出,呎價19,972元。新買家為外區客,鍾情單位景觀及交通方便,議價後感合理即決定入市自用。

參考對上一宗同類成交要追溯至2022年10月,涉及為5B座高層C室,實用面積相同,較是次成交低3層以800萬元沽出,即同類單位兩年跌價9.6%。

據知,原業主於2018年9月以949萬元買入單位,持貨6年,是次轉手帳面需蝕讓226萬元,單位期內貶值約24%離場。
