年尾二手盤增議價空間,愉景新城3房累減182萬沽!

臨近年尾,二手盤議價空間擴大,成交暢旺,荃灣愉景新城及荃景圍一帶本月最少錄得7宗成交,愉景新城一伙3房戶近日以618萬元易手,累減182萬。

美聯物業愉景新城分行高級分區營業經理鍾家豪表示,臨近年尾,不少業主提供3%左右議價空間,各類買家紛出動,包括上車客、換樓客及收租客,帶動二手成交暢旺,本月愉景新城及荃景圍一帶開紅盤,最少已錄7宗買賣成交,該行最新促成荃灣愉景新城581實呎戶618萬元易手,原業主一手買入,持貨25年,帳面大賺近1.7倍。

鍾家豪表示,成交單位為荃灣愉景新城10座中層E室,實用面積581平方呎,採3房設計。據悉,單位9個月前以800萬元放售,至近月因應市況將叫價回落至650萬元,而買家為上車客,因預算不多,最初於愉景新城物色兩房單位,但有見單位業主叫價與兩房相若,故到上址睇樓比較,終成功議價後以618萬元承接,呎價約10,637元。

原業主1999年於一手市場230.1萬購入單位,持貨25年,帳面升值近390萬元,或升值約1.7倍。
