屯門NAPA洋房2298萬蝕讓持貨2年慘輸9球

屯門NAPA洋房最新成交，以2298萬元沽出，呎價為10,876元。該單位原業主於兩年前以3,200萬元購入，是次轉手帳面虧損達902萬元，貶值近3成。

美聯物業青山公路高級分區營業經理黃子豪表示，該洋房為NAPA特色戶型，實用面積2,113平方呎，3房套間隔，原業主在放盤兩周後接到新買家的洽購，原本開價2,300萬元連車位。考慮到叫價已有大幅度蝕讓，業主最後只減價2萬元，以2,298萬元成交。

對比上月同屋苑的另一宗洋房交易，B1號洋房以2,920萬元成交，實用呎價11,633元，是次成交的呎價比近期同類單位低6.5%。
