祥益地產區域董事黃慶德表示，屯門麗日閣位於仁愛堂街，鄰近屯門市中心，步行至港鐵時間約8分鐘，交通方便，樓價相對中心地段屋苑低水，故吸引細價買家。日前該分行促成一宗屯門麗日閣的買賣成交個案，原業主2021年以$340萬貨至今，轉手帳面虧損約$70萬。

黃慶德稱，上述所錄成交單位為低層E室，實用面積258呎，兩房一廳。新買家為區內客，主要鍾情屋苑鄰近市中心，各樣配套應有盡有，樓價較中心地段的屋苑低水，而且單位內籠企理，業主更有$10萬的議價空間，新買家有感樓價可以負擔，遂便決定以$270萬購入上址作自住上車之用，以實用面積計算平均呎價為$10,465，屬市場價成交。
