屯門麗日閣低層E室2房戶$270萬易手 轉手帳面虧損$70萬

祥益地產區域董事黃慶德表示,屯門麗日閣位於仁愛堂街,鄰近屯門市中心,步行至港鐵時間約8分鐘,交通方便,樓價相對中心地段屋苑低水,故吸引細價買家。日前該分行促成一宗屯門麗日閣的買賣成交個案,原業主2021年以$340萬貨至今,轉手帳面虧損約$70萬。

黃慶德稱,上述所錄成交單位為低層E室,實用面積258呎,兩房一廳。新買家為區內客,主要鍾情屋苑鄰近市中心,各樣配套應有盡有,樓價較中心地段的屋苑低水,而且單位內籠企理,業主更有$10萬的議價空間,新買家有感樓價可以負擔,遂便決定以$270萬購入上址作自住上車之用,以實用面積計算平均呎價為$10,465,屬市場價成交。
