屯門豫豐花園2房以月租$9,500租出 租金回報率為2.8厘

祥益地產高級分行經理古文彬表示,成交單位為屯門豫豐花園6座高層G室,實用面積450平方呎,2房一廳,日前獲區內客租入。該租客鍾情單位附設企理裝修連大部份傢電,毋須大量添置即可入住,而且業主考慮到租客預繳一年租金,因此減租$1,000,租客有感租金吸引加上屋苑附會所設備,遂便決定以月租$9,500,合共涉資$11.4萬承租單位,實用面積平均呎租為$21.1。

古氏續稱,若以同類型單位現時的銀行估值約$411萬作計算,該單位的租金回報率為2.8厘。
