屯門聚康山莊5座中層2房戶 買家以$450萬「FULL PAY」購入自住

祥益地產高級分行經理龍超君表示,日前屯門聚康山莊錄得一宗區外換樓客成交個案,原業主於2010年以約170萬購入單位,是次轉手帳面獲利約高達$280萬。

龍氏稱,上述所錄成交單位為5座中層H室,實用面積428呎,兩房一廳,日前獲內地客垂青。該買家鍾情屋苑鄰近子女考上的大學,為方便子女往返決定購入,而且單位內籠企理,以及原業主增加議幅,累積減價達$30萬,上述買家原本計劃尋找租盤租住,但考慮到長遠居住,有感直接購入較為划算,遂便決定以$450萬「FULL PAY」購入上址作自住之用,以實用面積計算平均呎價為$10514。
