祥益地產高級分行經理古文彬表示，成交單位為屯門聚康山莊5座高層C室，實用面積445平方呎，2房，租客為兩位內地學生。主要鍾情該屋苑鄰近學校，方便返往，而且單位內籠附雅裝及傢電，加上每人各自擁有一個房間，又可以分擔房租，遂便決定預繳一年租金，以月租$1.5萬，合共涉資$18萬「即睇即租」單位，實用面積平均呎租為$33.7。

古氏續稱，若以同類型單位現時的銀行估值約$488萬作計算，該單位的租金回報率高達3.7厘。
