祥益地產區域董事黃慶德表示，成交單位為屯門美樂花園5座高層C室，實用面積699平方呎，3房1廳。據了解，租客為區內客，主要鍾情屋苑鄰近小朋友上學地點，方便往返，而且單位內籠寬敞附新裝，加上業主有$1,000的議價空間，租客遂便決定以$1.7萬租入，實用面積平均呎租$24.3。

黃氏續稱，如以同類型單位銀行估價約$627萬作計算，該單位的租金回報率高達3.3厘。
