屯門盈豐園2座低層3房戶 區內換樓客以$438萬購入

祥益地產高級分行經理黃文樂表示,區內新盤以貼市價推出,雖凍結二手市場部份購買力,但亦有用家趁機入市執平貨。日前屯門盈豐園錄得一宗區內換樓客的買賣成交個案,原業主於1992年以約$156萬購入單位,是次轉手帳面獲利約高達$282萬。

黃文樂稱,上述所錄成交單位為2座低層C室,實用面積513呎,三房兩廳,日前獲區內換樓客垂青。據了解,買家原為公屋業主,早前成功沽出自用的兩房單位後,隨即開始密密睇樓,比較區內多個物業後最終鎖定盈豐園,以$438萬購入上址作自住之用,以實用面積計算平均呎價為$8538。買家除了成功升級換私樓,以提升居住環境的質素,同時為了兩個孩子特別換入三房戶,以便孩子各自擁有自已的房間。
