屯門盈豐園2座低層3房戶區內換樓客以$438萬購入

祥益地產高級分行經理黃文樂表示，區內新盤以貼市價推出，雖凍結二手市場部份購買力，但亦有用家趁機入市執平貨。日前屯門盈豐園錄得一宗區內換樓客的買賣成交個案，原業主於1992年以約$156萬購入單位，是次轉手帳面獲利約高達$282萬。

黃文樂稱，上述所錄成交單位為2座低層C室，實用面積513呎，三房兩廳，日前獲區內換樓客垂青。據了解，買家原為公屋業主，早前成功沽出自用的兩房單位後，隨即開始密密睇樓，比較區內多個物業後最終鎖定盈豐園，以$438萬購入上址作自住之用，以實用面積計算平均呎價為$8538。買家除了成功升級換私樓，以提升居住環境的質素，同時為了兩個孩子特別換入三房戶，以便孩子各自擁有自已的房間。
