屯門盈豐園2座低層2房戶短租客以$1.05萬承租

祥益地產高級分行經理黃文樂表示，日前屯門盈豐園錄得一宗租賃成交個案，是次租客為區內業主客，由於剛售出自住物業，因此需物色周邊樓盤暫住，該單位的租金回報率高達3.5厘。

黃氏稱，上述所錄成交單位為2座低層A室，實用面積390呎，兩房一廳，日前獲區內業主客承租。該租客鍾情單位鄰近原住所，熟悉區內環境及搬遷方便，而且單位企理實用，租客考慮到區內可供短租的樓盤短缺，遂便決定以月租$1.05萬承租單位六個月，平均呎租為$26.9。

黃氏續稱，若以現時同類型單位的銀行估值約$365萬作計算，該單位的租金回報率高達3.5厘。
