屯門盈豐園1座中層2房戶 月租$1.2萬 回報率高達3.9厘

祥益地產高級分行經理黃文樂表示,屯門盈豐園鄰近田景輕鐵站,步行約7分鐘即達巴士站,往返市區相當便利,樓下有不少食肆,社區配套亦完善,因此吸引不少客人租入。日前分行促成一宗盈豐園「即睇即租」的租賃成交個案,該單位之租金回報率高達3.9厘。

黃氏稱,上述所錄成交單位為1座中層A單位,實用面積390平方呎,兩房一廳。租客為區內客,由於原居所正準備進行裝修工程,需覓三個月的短租盤作暫住之用,考慮到熟悉該區環境,而且鄰近原居所,方便搬遷及往返視察裝修進度,加上單位內籠企理,租客遂便決定一次繳清租期內所有租金,以月租$1.2萬「即睇即租」,以實用面積計算呎租為$30.8。

黃氏續稱,如以同類型單位銀行估價約$369萬作計算,該單位的租金回報率高達3.9厘。
