屯門盈豐園1座中層2房戶月租$1.2萬回報率高達3.9厘

祥益地產高級分行經理黃文樂表示，屯門盈豐園鄰近田景輕鐵站，步行約7分鐘即達巴士站，往返市區相當便利，樓下有不少食肆，社區配套亦完善，因此吸引不少客人租入。日前分行促成一宗盈豐園「即睇即租」的租賃成交個案，該單位之租金回報率高達3.9厘。

黃氏稱，上述所錄成交單位為1座中層A單位，實用面積390平方呎，兩房一廳。租客為區內客，由於原居所正準備進行裝修工程，需覓三個月的短租盤作暫住之用，考慮到熟悉該區環境，而且鄰近原居所，方便搬遷及往返視察裝修進度，加上單位內籠企理，租客遂便決定一次繳清租期內所有租金，以月租$1.2萬「即睇即租」，以實用面積計算呎租為$30.8。

黃氏續稱，如以同類型單位銀行估價約$369萬作計算，該單位的租金回報率高達3.9厘。
