屯門瓏門2座中層3房戶$1060萬沽 帳面虧蝕約$258萬

祥益地產區域董事袁思賢表示,屯門站上蓋物業瓏門日前錄得一宗區內客的買賣成交個案,原業主於2022年以約$1318萬購入單位,是次轉手帳面虧蝕約$258萬。

袁思賢稱,上述所錄成交單位為2座中層H室,實用面積約67平方米,三房一廳連套廁加士多房,日前獲區內客垂青。據了解,買家一直居於市中心,有意轉換居住環境,故指定要物色瓏門的單位。鍾情單位客廳及房間均擁開揚市鎮公園及河景,加上原業主計劃套現換樓,由放盤至今累積減價達$240萬,而且屋苑屬區內優質物業,上述買家遂便決定以$1060萬購入上址作自住之用,實用面積計算呎價$14661每平方米。
