屯門珀御低層1房戶減租$300 區內客以月租$11,700租入

祥益地產高級分行經理黃文樂表示，日前屯門珀御錄得一宗租賃成交個案，該單位的租金回報率高達3.8厘。

黃氏稱，上述所錄成交單位為低層N室，實用面積350呎，一房一廳。日前獲區內客以月租$11,700租入，平均呎租為$33.4。該租客鍾情單位附設發展商裝修連部份傢電，毋需大量添置即可入住，加上屋苑鄰近家人住所亦是其考慮租入的主要因素，而且業主願意減租$300，上述租客遂便拍板承租單位。

黃氏續稱，若以現時同類型單位的銀行估值約$3.69萬作計算，該單位的租金回報率高達3.8厘。
