祥益地產區域董事表示，日前屯門海翠花園錄得一宗區內客「即睇即買」的成交個案，原業主於2022年以約$643萬購入單位，是次轉手帳面虧蝕約$247萬。

成交單位為6座低層D室，實用面積609平方呎，兩房一廳，日前獲區內客垂青。買家有明確目標，首次跟隨代理睇樓只睇了一個單位便一擊即中。買家心儀海翠花園造價夠平而入市，單位亦屬同類型放盤中最平，可謂絕無僅有的筍盤，遂便決定「即睇即買」，以$396萬並一筆過付款購入上述單位作自住或長線投資之用，以實用面積計算平均呎價為$6502，成交價為屋苑近年新低，對上一宗同類型單位相若成交價，要追溯至2016年。

該單位若作投資收租，現時市值租金大約為$1.4萬，租金回報率高達4.2厘。
