屯門海典軒2座高層2房戶議價$40萬後以$640萬承接

美聯物業屯門區域營業董事梁浩文表示，有見樓市回暖，部分早前「撈底價」購入單位的業主極速轉售手持物業獲利，該行新近促成一宗屯門海典軒485實呎戶$640萬的成交，原業主持貨未及半年，立即極速轉售，帳面獲利$87萬，期內物業升值近16%。

梁浩文表示，成交單位為屯門海典軒2座高層C室，實用面積約485平方呎，屬2房間隔，附露台。據悉，原業主僅購入單位未夠半年，早前以$680萬放售，獲區內用家洽購，買家鐘情屋苑環境，議價$40萬後以$640萬承接，實用呎價約$13,195。

資料顯示，原業主於2023年12月以$553萬購入單位，持貨半年，轉手帳面獲利$87萬。
