屯門慧豐園4座中層3房戶區內客$515萬一次付清作長線投資收租之用

祥益地產區域董事黃慶德表示，屯門慧豐園沿海邊而建，環境恬靜，非常適合居住。日前慧豐園錄得一宗區內投資客的買賣成交個案，原業主於1996年以約$250萬購入單位，是次轉手帳面獲利約$265萬。

黃氏稱，上述所錄成交單位為4座中層E室，實用面積567呎，三房兩廳。日前獲區內投資客垂青。該買家鍾情單位方向佳及擁單邊海景，加上內籠附設雅緻裝修，毋需額外花費裝修便可出租，而且原業主增加議幅，遂便決定以$515萬並一次過付款購入上址作長線投資收租之用，以實用面積計算平均呎價為$9083，屬市場價成交。

黃氏續稱，該單位若作投資收租，現時市值租金大約為$1.5萬，租金回報率高達3.5厘。
