屯門慧豐園4座中層3房戶區內客$515萬一次付清 作長線投資收租之用

祥益地產區域董事黃慶德表示,屯門慧豐園沿海邊而建,環境恬靜,非常適合居住。日前慧豐園錄得一宗區內投資客的買賣成交個案,原業主於1996年以約$250萬購入單位,是次轉手帳面獲利約$265萬。

黃氏稱,上述所錄成交單位為4座中層E室,實用面積567呎,三房兩廳。日前獲區內投資客垂青。該買家鍾情單位方向佳及擁單邊海景,加上內籠附設雅緻裝修,毋需額外花費裝修便可出租,而且原業主增加議幅,遂便決定以$515萬並一次過付款購入上址作長線投資收租之用,以實用面積計算平均呎價為$9083,屬市場價成交。

黃氏續稱,該單位若作投資收租,現時市值租金大約為$1.5萬,租金回報率高達3.5厘。
