屯門慧豐園2座中層3房戶月租$1.42萬回報率達2.9厘

祥益地產區域董事黃慶德表示，日前分行促成一宗屯門慧豐園的租賃成交個案，租客為內地專才客，該單位之租金回報率達2.9厘。

黃氏稱，上述所錄成交單位為2座中層B室，實用面積646平方呎，三房兩廳。據了解，上述單位由三名內地專才租住，由於工作地點為機場，表示屋苑鄰近渡輪碼頭，除了可以乘坐機場巴士前往工作地點外，亦可坐船往返，相當便利，而且單位內籠企理寬敞，加上每人各自擁有一個房間，又可以分擔房租，遂便決定月租$1.42萬承租單位，平均呎租為$22。

黃氏續稱，如以同類型單位銀行估價約$585萬作計算，該單位的租金回報率達2.9厘。
