屯門悅湖山莊2座低層2房戶$344萬沽屬市價成交

祥益地產區域董事袁思賢表示，日前分行錄得一宗屯門悅湖山莊的買賣成交個案，據了解，原業主於2019年以約$422.8萬(自由市場價)購入，是次轉手帳面虧蝕約$78.8萬。

袁氏稱，上述所錄成交單位為2座低層K室，實用面積431呎，兩房兩廳。新買家為外區客，主要鍾情該區樓價低水，而且單位內籠寬敞企理，加上原業主計劃套現，因此擴大議幅，累減高達$21萬，新買家考慮到上述屋苑受惠南延綫新規劃，屋苑附近將增設鐵路站，未來升值潛力優厚，遂便決定以$344萬(自由市場價)購入上址作自住之用，以實用面積計算平均呎價為$7981，屬市價成交。
