屯門悅湖山莊2座低層2房戶$344萬沽 屬市價成交

祥益地產區域董事袁思賢表示,日前分行錄得一宗屯門悅湖山莊的買賣成交個案,據了解,原業主於2019年以約$422.8萬(自由市場價)購入,是次轉手帳面虧蝕約$78.8萬。

袁氏稱,上述所錄成交單位為2座低層K室,實用面積431呎,兩房兩廳。新買家為外區客,主要鍾情該區樓價低水,而且單位內籠寬敞企理,加上原業主計劃套現,因此擴大議幅,累減高達$21萬,新買家考慮到上述屋苑受惠南延綫新規劃,屋苑附近將增設鐵路站,未來升值潛力優厚,遂便決定以$344萬(自由市場價)購入上址作自住之用,以實用面積計算平均呎價為$7981,屬市價成交。
