祥益地產高級分行經理黃文樂表示，日前分行錄得一宗屯門御海灣之租賃成交個案，是次租客為區內客，該單位的租金回報率為2.6厘。

黃氏稱，上述所錄成交單位為2座低層C室，實用面積437呎，兩房一廳。該租客為區內情侶，由於二人於機場上班，有感屯赤隧道開通後，由屯門前往機場的車程只需約十分鐘，屋苑有巴士直達機場，相當便利，加上單位附設企理裝修連傢電，毋須大量添置即可入住，而且業主願意減租$500，上述租客遂便決定以月租$1.55萬「即睇即租」單位，平均呎租為$35.5。

黃氏續稱，如以業主於2020年以約$725.8萬的購入價計算，該單位的租金回報率為2.6厘。
