祥益地產區域董事黃慶德表示，日前屯門御海灣錄得一宗租賃成交個案，該單位之租金回報率為2.3厘。

黃氏稱，上述所錄成交單位為1座高層C室，實用面積367呎，一房一廳連儲物室，日前獲2名外籍空姐合租。租客鍾情單位附設發展商裝修連基本傢電，可即租即住，加上業主願意調整租金，減租$500，而且屋苑有巴士直達機場，車程只需10餘分鐘，非常便利，上述租客遂便決定以月租$1.55萬承租單位，平均呎租為$42.2。

黃氏續稱，如以業主於2022年以約$802.8萬的購入價計算，該單位的租金回報率為2.3厘。
