祥益地產區域董事黃慶德表示，成交單位為屯門帝御．星濤2期2座低層9室，實用面積290平方呎，1房。租客為區內客，鍾情該屋苑鄰近上班地點，可節省通勤時間，而且屋苑屬區內半新盤，附有會所，加上單位內附發展商新淨裝修，租客有感租金符合預算，遂便決定預繳一年租金，以月租$9,000租入，實用面積平均呎租$31。

黃氏續稱，如以業主2020年時購入價約$450萬作計算，該單位的租金回報為2.4厘。
