屯門居屋美樂花園9座低層2房戶$425萬成交屬市場價成交

祥益地產執行董事盤嘉茵表示，屯門居屋美樂花園日前錄得一宗區內客的買賣成交個案。原業主於1997年以約$268萬(自由市場價)購入單位，是次轉手帳面獲利約$157萬。

盤氏稱，上述所錄成交單位為9座低層E室，實用面積589呎，兩房兩廳，日前獲區內客垂青。新買家主要鍾情屋苑鄰近家人，方便日後照應，而且單位內籠寬敞企理，加上睡房可望開揚海景，經議價後，原業主願意增加議幅，上述買家有感單位價格符合預算，遂便決定以$425萬(自由市場價)購入上址作自住之用，以實用面積計算平均呎價為$7216，屬市場價成交。
