祥益地產高級客戶經理陳秀春表示，成交單位為屯門居屋兆軒苑B座低層18室，實用面積443平方呎，2房，租客為區內分支家庭客，表示原先居住的單位空間不足，由於想鄰近家人，於是鎖定同區租盤，考慮到業主有$500的議價空間，租客遂便以$9,500租入，實用面積平均呎租$21.4。

陳氏續稱，如以同類型單位銀行估值約$286萬作計算，該單位的租金回報率高達4厘。
