屯門居屋兆安苑B座高層2房戶 回流港人以$330萬一筆過承接

祥益地產區域董事袁思賢表示,日前錄得一宗屯門居屋兆安苑獲回流港人以$330萬一筆過承接的個案,原業主於2019年以約$380萬(自由市場價)購入單位,是次轉手帳面虧蝕約$50萬。

袁氏稱,上述所錄成交單位為B座高層3室,實用面積563呎,兩房一廳,日前獲回流港人垂青。買家鍾情單位間隔四正,可靈活擺放傢電,加上屋苑鄰近市中心,配套齊全,而且原業主增加議幅,累積減價達$40萬,上述買家有感單位價格吸引,

遂便決定以$330萬(自由市場價)並一筆過付款購入上址作自住之用,以實用面積計算平均呎價為$5861。
