屯門寶怡花園3座高層2房戶$409萬成交屬市場價成交

祥益地產高級分行經理黃文樂表示，屯門寶怡花園日前錄得一宗區內首置客的買賣成交個案，原業主於1996年以約$136.3萬購入單位，是次轉手帳面獲利約高達$272.7萬。

黃氏稱，上述所錄成交單位為3座高層H室，實用面積480呎，兩房兩廳，日前獲區內首置客垂青。新買家表示多年來都居於同區，表示熟悉周邊環境，因此指定物色上述屋苑，加上單位內籠企理，對樓層及座向等各方面亦十分滿意，而且見原業主累積減價$21萬，遂便決定以$409萬購入上址作自住之用，以實用面積計算平均呎價為$8,521，屬市場價成交。
